A record rent for best-in-class office space at Dartford’s Crossways Business Park highlights growing demand for properties with strong ESG credentials.

Commercial property syndicates specialist Craigard has let the West Suite of Cotton Lake House to Bupa, which is creating a state-of-the-art health centre.

The 290.32 sq m (3,125 sq ft) first-floor property has a strong ESG focus with EPC A-6 and BREEAM Very Good ratings.
Features includes solar panels, EV charging, energy-efficient systems, secure cycle storage with changing facilities, and landscaped outdoor social spaces.

The open-plan offices also benefit from excellent natural light and uninterrupted views over Cotton Lake – providing a tranquil working environment with the benefit of outdoor spaces and scenic walks.

At 300 acres, Crossways is one of the largest mixed-use business parks in the South East.

Businesses benefit from its immediate proximity to the M25 (Junction 1A) and good transport connections to London and the continent.

Stone Crossing Station and Ebbsfleet International are both just minutes away. Close too is Bluewater Shopping Centre, one of the UK’s largest retail destinations.

Craigard Investment Manager Matthew Barker said: “Cotton Lake House provides functional, modern office space in a location that benefits from excellent local amenities. With the views over Cotton Lake, the space here has a unique appeal. We focussed on creating an inviting and well-designed environment, the kind of place we would be happy to work in.

“The successful letting of the West Suite to Bupa was as a result of the property’s excellent location, high-quality finish and strong sustainability credentials which positioned it to capture the demand for Grade A space,” he added.

The suite was marketed by commercial property agents Watson Day and Hanover Green.

Watson Day Partner Richard Turnill said: “‘This letting demonstrates that, in a challenging office market, quality occupiers will seek Grade A accommodation.

“In a post-Covid world, we have seen occupiers seek to encourage staff back to the office by acquiring top quality accommodation in attractive settings where employees want to work.

“Craigard’s focus was to deliver the best quality and most efficient office accommodation on Crossways Business Park. The finish feels more like a boutique hotel than an office.

“Occupiers benefit from excellent quality office suites that occupy a primary position overlooking the lake. The fantastic specification has allowed the landlord to command a record level of rent on Crossways Business Park.”

The final East Suite (circa. 404.96 sq m/4,359 sq ft) is now available and subject to strong interest.

Craigard recently celebrated its 20th anniversary. The firm is currently working on a series of commercial property syndication opportunities.
