Commercial Office Space Continues To Present Opportunity As Syndicate Acquires in Bristol

Despite the “noise” of home working post-COVID, office space is continuing to rise in demand and popularity according to Craigard. The commercial property specialist has just added more office space to its growing portfolio across the Southern regions with just over 30,000 sq. ft. of prime office space just outside of Bristol City Centre.

Crest and Westwood House will provide a good income stream for its syndicate from day one with an attractive double digit return on the purchase price.

With both buildings already let to well-established tenants, the investment is an excellent example of Craigard’s current strategy – high yielding defensive income. “Preserving capital, alongside a steady return for investors allows us to provide the best outcomes given the unstable economic and geopolitical climate we currently sit in,” comments David Foster, Managing Director.

Both the current tenants have been in occupation of the buildings for the last 30 years, with renewals taking place shortly after COVID, showing their commitment. Westwood House is home to the Office for Students, the independent regulator for higher education in England. Having consolidated into this site, it has heavily invested in improving the building, as have the current tenant at Crest House, Crest Nicholson, which is undertaking a full-scale ‘back to shell’ refurbishment.
