Full Occupancy At Craigard’s Best-In-Class M25 Office Space

Strong demand drives full occupancy at Cotton Lake House

Craigard has secured full occupancy at its best-in-class offices in Cotton Lake House at Dartford’s Crossways Business Park – in a market characterised by a flight to quality.

Bupa has now taken the whole top floor at Cotton Lake House, reflecting the continued demand for well-specified Grade A office accommodation in highly accessible business parks.

The deal represents another record rent at Crossways. A Craigard property syndicate had already let Cotton Lake House’s first-floor West Suite (3,125 sq ft, 290.32 sq m) to Bupa.

Now Bupa has also taken the 4,359 sq ft (404.96 sq m) East Suite, providing additional capacity for its operations.

Cotton Lake House has a strong ESG focus with EPC A-6 and BREEAM Very Good ratings. Features include solar panels, EV charging, energy-efficient systems and secure cycle storage with changing facilities.

The open-plan offices also benefit from excellent natural light and uninterrupted views over Cotton Lake – providing a tranquil working environment with the benefit of outdoor spaces and scenic walks.

At 300 acres, Crossways is one of the largest mixed-use business parks in the South East. It is close to the M25 (Junction 1A) with good transport connections to London and the continent.

Stone Crossing Station and Ebbsfleet International are both just minutes away. Close too is Bluewater Shopping Centre, one of the UK’s largest retail destinations.

Craigard Investment Manager Matthew Barker said: “We saw very strong interest in the East Suite, reflecting the ongoing demand for high-quality office space.

“Having already let the West Suite to Bupa, we recognised them as a highly professional occupier to transact with, and this gave us confidence to proceed.

“With this final letting, Cotton Lake House is now fully occupied and strongly positioned for future performance,” he added.

The firm is currently working on a series of commercial property syndication opportunities.
